460 Bryant Street
Plant transformed this existing 100-year-old historic brick and timber building in the heart of the SoMA district in downtown San Francisco. This 69,000 SF, three-story and basement building was upgraded to modern seismic code with new grade beams, shear walls, underpinning, slab-on-grade foundations, and a unique wood framing/metal decking leveling system designing jointly by the architect and Plant. A new garage entry ramp was successfully implemented into the basement below, which now gives way to 13 vehicles. The team also installed new MEPFS, two new passenger elevators, and new finishes in the central core area for each floor.
Also included was 10,000 SF of tenant improvement work for a tech company on the second floor of the building featuring modern office work space, meeting rooms, kitchen, and a rooftop patio. The project received LEED Gold certification.
