2201 Broadway

Built in 1931 as the home of the Bruener Furniture Company, the eight-story, art deco building was purchased in 2016 by TMG Partners. Plant was brought on initially to help with capital improvements to the building systems, and the work evolved into multiple tenant improvement build-outs for full office suites, cosmetic remodels of the common corridors and restrooms, and various building upgrades, all culminating in the relocation of the building lobby entrance from 22nd street back to Broadway.

 

In order to relocate the entrance back to its original location on Broadway, the offices and finishes in the eastern half of the first floor and mezzanine were completely demolished and a temporary lobby tunnel was constructed to accommodate the tenants in the fully occupied building during the construction process. The new lobby space embraces the high ceilings of the ground floor and blends the deco details with a modern aesthetic. A new high-style security desk, lounge area, and conference room were added along with space for a future café tenant.

 

The updates for the building bring it from an early 1990s maze into a Class A space for the burgeoning Oakland office market.
